S-REIT ETFs — diversified exposure in one ticker
S-REIT ETFs bundle a basket of Singapore REITs into a single SGX-listed instrument. They're a straightforward way to get diversified exposure to the S-REIT sector without picking individual names, and they typically distribute the underlying REIT dividends through to unitholders (usually quarterly or semi-annually).

- Small ticket size — you can gain S-REIT exposure with $100–$200 rather than building a 5–10 REIT portfolio

- Expense ratio — ETFs charge an annual management fee (typically 0.3–0.6% p.a.) that direct REIT ownership does not incur
- Price vs NAV — ETFs can trade at a small premium or discount to their underlying NAV; check the price/NAV column on the ETF cards above before buying
- Concentration — an S-REIT ETF is still 100% real estate; ETFs do not diversify sector risk, only single-name risk
- Distribution frequency — ETFs typically distribute quarterly or semi-annually, sometimes with a slight lag vs the underlying REITs
